Rent (Yachin 家賃)

The rent varies depending on the location and size.
In regional cities, the average rent is around 40,000 yen or more, while in central Tokyo, it is typically 70,000 yen or more.
Students may have the option of choosing dormitories or shared houses, which are often more affordable than regular rental properties.

Management Fee (Kanri-hi 管理費)

Some properties require a management fee in addition to the rent.
The management fee covers the costs for maintaining the building and its premises, such as cleaning shared facilities and operating elevators.
The price range is usually around 5% to 10% of the rent.

Fire Insurance Fee (Kasai-hoken-ryo 火災保険料)

While tenants are not obligated to have fire insurance regally, most landlords require fire insurance as a condition for occupancy.
It can be paid either as a lump sum for the entire contract period at the time of signing or on a monthly basis.
The payment method and fees vary depending on the property.

Neighborhood Association Fee (Chounai-kai-hi 町内会費)

In some residential areas, you may be required to pay a neighborhood association fee. This is for supporting local community activities and maintaining shared facilities. This fee is typically a few hundred yen.

Utility Fee (Kounetsu-hi 光熱費)

In Japan, utility fees such as electricity, gas, and water are not usually included in the rent.
Therefore, tenants need to contract and pay for these services individually.
The company and amount for each service varies depending on the area and property you live.
