What’s Repair Reserve Fund?(修繕積立金)

The repair reserve fund is a cost incurred when purchasing an apartment housing.

Each unit owner contributes a fixed amount monthly, which is set aside for repairs to the building’s shared areas.

The management fee(管理費) is also paid similarly, but while it is used for the upkeep and daily cleaning of the common areas within the building, the repair reserve fund serves as a financial source for planned and periodic large-scale renovations or repairs related to aging infrastructure.

Amount

The amount varies depending on the size and age of the building, but generally ranges from several thousand yen to tens of thousands of yen per month.

If an owner decides to sell their property, the fund they have paid will not be refunded, even if no repairs were carried out during their period of residence.
